Terms and Conditions of rental

Please ensure that you read the following terms and conditions of rental. The document is designed to protect the interests of All parties, so please contact us if there is anything that you do not understand. It is our intention that you enjoy your holiday and these terms and conditions are designed to protect the rights of all parties.

  • Occupancy The property may only be used by those persons named on the booking form and any form of sub-letting is not allowed.
    Resort regulations stipulate that no more than 2 vehicles may be parked outside the property at any one time, and that Trailers and Recreational Vehicles are prohibited from the resort
    It is expected that the house shall be used for residential purposes only and the Renter shall peacefully and quietly occupy the property and shall not interfere with the rights of other Renters or neighbours in adjoining properties. The Renter shall permit no activities on the premises, which are contrary to any law, ordinance and/or any applicable health and/or fire department or insurance policy provisions. In particular, local regulations are in force with regard to the use of BBQ lighter fuels and details are contained within the house information pack. It is expected that the renter complies with those regulations. The Renter shall not park or drive vehicles on the lawn or in an area that will obstruct any adjoining drive or parking area.

  • Rental costs A deposit payment of £100 / $200 is required upon booking and the balance of the rental fee is required 4 weeks prior to commencement of the rental period. Should Renter cancel within 4 weeks of the commencement of the rental period, the owner will try to fill the canceled rental period. If the rental period can be filled, all monies paid will be returned to the Renter. Otherwise the deposit will be forfeit. There will be no refund given after a tenant takes occupancy.
    Any failure of payment of any monies due, will be seen as cancellation of the rental.
    In addition to the rental payments, a security deposit of $250 is required prior to commencement of the rental period. That deposit is required against a credit card and will not be charged unless damages occur.

  • Rental period Unless otherwise agreed, the rental period will commence from 4.00pm on the day of arrival and will terminate at 10.00am on the day of departure.

  • General The Renter agrees to report to the Owner or Owners’ agent any mechanical, electrical, plumbing or other problems with the premises. If using the internet access facilities, the renter agrees to abide by the terms and conditions of internet access, as given in the house information book , located in the house
    The Owners’ agent, or the owner of the premises is not responsible for any injury to Renter, their family or guests, or to damage to their personal property that may be incurred during their stay.
    We regret that no pets are allowed at the property and we would respectfully request that guests refrain from smoking within the house.
